From seminar confusion to a first set of keys

Paige left a homebuyer seminar more confused than when she arrived. One conversation later, we mapped out the whole process — and in spring 2023 she and her partner closed on their first home in St. Louis.

How it started

Paige and I know each other from volleyball. One night, sitting around the table waiting for our game, she mentioned she'd been to a first-time homebuyer seminar through a local credit union — and left feeling more overwhelmed than when she walked in. She knew I was an agent, so she asked the simplest question there is: "What should we actually do first?"

What we did

We sat down and went through the entire process, in plain English: what a down payment really is, what closing costs cover, how to pick a lender, what happens the day you find a house you love, what "under contract" actually means, and how long it takes before you're holding keys. She had her own questions, and we worked through every one. By the end of that conversation, she understood the process better than the seminar had ever explained it.

After hundreds of buyer transactions, I've seen most of the pitfalls a first-time buyer can hit — so I could tell her what to expect ahead of time, and promise her she wouldn't face any of it alone.

The bumps along the way

Every deal has them. Here it was a nervous seller and a moving plan on their side that kept shifting. When it was time to write the offer, we talked strategy honestly — what was strong, what to tweak — in one of the most competitive spring markets in years. We did the full inspections and negotiated repairs with the seller. None of it rattled Paige, because none of it was a surprise.

The result

In spring 2023, Paige and her partner closed on their $340,000 first home in St. Louis — excited and confident at the closing table.

★★★★★
I attended a first time homebuyer’s seminar early this year through a local credit union and unfortunately left feeling more overwhelmed and confused than I had when I arrived. When I met Gary a few months later, he sat down with me and my partner and took the time to explain the entire home buying process to us in a way that just made sense! I felt so much more confident and reassured about getting out there and buying a home after meeting with him. He answered all of our questions every step of the way. He was very responsive to our texts and calls and was available at all different times of the day to go look at houses. When it came time to start putting offers in, he gave us honest feedback about the strength and strategy of the offer we had in mind and how we might tweak it to make it better. The housing market has been very competitive this spring, but with Gary’s help and guidance we secured our first home! I couldn’t recommend Gary more if you’re looking for an experienced realtor!!
